1 · Site inspection by an experienced specialist surveyor
Every CBC Schedule of Condition begins with a methodical on-site inspection by an experienced specialist surveyor, externally and internally, across the entire demise. The inspection is the foundation of every other element of the deliverable.
2 · Element-by-element written schedule
The written schedule records the condition of every relevant element of the demise: external walls, roof, windows and doors, internal walls and ceilings, floors and floor coverings, mechanical and electrical installations (visual record only), sanitary and welfare, external areas where applicable. Each element is described in objective terms with notes on existing defects and wear.
3 · Dated photographic record
High-resolution, dated photography cross-referenced to the written schedule is the evidential core of the document. Photographs are positioned to support the written description, not to replace it.
4 · Lease-ready format
The Schedule of Condition is delivered in a format ready to append to the executed lease and reference in the repairing covenant. Solicitors receive the document in a form they can use directly, without re-formatting, re-paginating or re-issuing.
