How long does a Schedule of Condition take?

From enquiry to lease-ready report, a typical CBC Schedule of Condition takes two to three weeks. Faster turnarounds are routinely available where lease completion deadlines require it.

Overview

The timeline is driven by three things: how quickly the fixed quote is accepted, how quickly site access can be arranged, and the size of the demise. We respond to enquiries the same working day so the process can begin without delay.

1 · Enquiry, same working day response

Send the property address, lease context and any plans. We respond the same working day with a written fixed-fee quotation and indicative inspection date.

2 · Fixed quote, accepted in writing

Acceptance of the fixed quote (typically by email) confirms the instruction. We then liaise with the agent or landlord to arrange access.

3 · Site inspection, typically within one week

Inspection is normally arranged within five to seven working days of acceptance. The inspection itself takes anywhere from two hours (small high-street unit) to a full day (large industrial or multi-storey demise).

4 · Lease-ready report, typically within one week of inspection

The written and photographic schedule is then drafted and issued in lease-ready format, normally within five working days of inspection. One round of solicitor review comments is included as standard.
