We conducted a Schedule of Condition survey for a high street retailer taking on a lease for a retail unit in London. The building had undergone several cosmetic updates, but the client wanted a thorough assessment of structural elements, particularly the shop front and signage areas. We provided a detailed photographic schedule of condition, which documented existing scuffs, minor cracks in the display windows, and fading of external signage.

The survey played a critical role in the lease negotiations. By documenting these pre-existing conditions, the tenant was protected from being held responsible for repairs at the end of the tenancy. Our Schedule of Condition report provided clear, impartial evidence, which helped prevent disputes with the landlord and ensured the tenant could focus on running their business without worrying about hidden repair costs.
