Office Building in Birmingham

A client approached us for a Schedule of Condition survey before signing a commercial lease for a three storey office building in Birmingham. The property had been refurbished several times, which raised concerns over the condition of structural elements and internal fittings. We conducted a thorough inspection of the building, documenting existing issues such as minor cracking in the ceilings and wear and tear on the flooring. 

During the survey, we took detailed photographs to compile a photographic Schedule of Condition. The document was essential for protecting the client from potential repair claims at the end of the lease. Our RICS compliant Schedule of Condition report enabled the tenant to negotiate with the landlord, ensuring they wouldn’t be held liable for pre-existing issues. The survey ultimately saved the client potential future costs and secured peace of mind during their tenancy.
