A hospitality chain was preparing to lease a large restaurant space in Birmingham. The client requested a Schedule of Condition survey to document any damage before they took over.
Our inspection covered both the front of house areas and the kitchen facilities. We found several issues, including minor damage to the floor tiles and wear on some kitchen appliances. We provided a Schedule of Condition report, which enabled the tenant to negotiate repairs and replacements before signing the lease. By documenting the property’s condition thoroughly, the client was able to avoid disputes with the landlord over responsibility for costly repairs. This case demonstrated the importance of a Schedule of Condition in ensuring a smooth transition between tenants in a commercial setting.
